These Terms and Conditions govern your access to and use of AvenueBlock's website and property management software (the "Services"). AvenueBlock is operated by AVENUEBLOCK I.T. SOLUTIONS. By creating an account or using the Services, you agree to these terms.
Who AvenueBlock Serves
AvenueBlock provides property management software for independent landlords and property managers, along with rental discovery and tenant tools. Features include listings, property and lease management, payment records and reminders, maintenance requests, files, tasks, and tenant-facing account tools.
Accounts and Authorized Use
- You must provide accurate account and organization information.
- You are responsible for protecting your login credentials and activity performed through your account.
- You may use the Services only for lawful property, rental, and business activities and may not misuse, disrupt, reverse engineer, or gain unauthorized access to them.
- Organization owners and admins are responsible for granting appropriate access to their members.
Plans, Payments, and Renewal
AvenueBlock offers a Free plan and a paid Starter plan. Current prices and included features are shown on the Pricing page and again before checkout. Starter is a recurring subscription billed monthly or annually in Philippine pesos at the frequency you select. It renews automatically until canceled.
Subscription payments may be processed by third-party payment providers, including Xendit. You authorize AvenueBlock and its payment processor to charge the selected payment method for the price and renewal frequency shown during checkout. You are responsible for maintaining a valid payment method and any taxes or charges disclosed before payment.
Cancellation and Refunds
Organization owners and admins can schedule cancellation from Dashboard > Billing. Paid access continues through the current paid period, after which the organization moves to Free and future renewal charges stop. Refund eligibility is described in the Refund & Cancellation Policy.
Customer Content and Privacy
You retain responsibility for the information and files you submit and confirm that you have the right to use them. You grant AvenueBlock permission to process that content only as needed to provide, secure, support, and improve the Services. Our handling of personal information is explained in the Privacy Policy.
Third-Party Services
The Services may rely on third parties for functions such as payments, maps, authentication, hosting, and communications. Their services may be governed by separate terms and may occasionally be unavailable.
Service Availability
We work to keep AvenueBlock reliable and secure, but the Services are provided on an "as available" basis. We may maintain, change, suspend, or discontinue features when reasonably necessary and will provide notice of material changes when practical.
Responsibility and Liability
AvenueBlock is a software platform and is not a party to leases, property transactions, or disputes between users. To the maximum extent permitted by law, AvenueBlock is not responsible for indirect, incidental, special, or consequential losses arising from use of the Services. Nothing in these terms limits rights or liability that cannot lawfully be limited.
Changes to These Terms
We may update these terms as the Services or legal requirements change. The effective date above will be updated, and material changes will be communicated when required. Continued use after updated terms take effect means you accept the revised terms.
